Why landlord insurance is essential in Paris
Owning a rental property in Paris comes with specific risks that standard home insurance does not cover. As a non-occupying owner, you are exposed to civil liability claims, property damage caused by tenants, and the financial impact of unpaid rent. Two insurance products address these risks directly.
The PNO (Propriétaire Non Occupant) policy is legally required for all landlords in co-owned buildings since the ALUR law of 2014. It covers your civil liability and structural damage whether the property is occupied or vacant. Our partner SADA offers comprehensive PNO coverage from €85 per year per unit — one of the most competitive rates on the market for Paris landlords.
The GLI (Garantie des Loyers Impayés) is optional but strongly recommended. Unpaid rent is one of the most common and costly risks in Parisian rentals. Our GLI policy through SEYNA covers 100% of unpaid rent from the first month, with no excess, and also includes legal costs and tenant-caused damage. The premium of 3.3% of annual rent including charges is fully tax-deductible as a rental expense.
