Founded in 1989 in the heart of Paris, Paris Fudosan Gestion is one of the rare Parisian property management firms to offer a fully trilingual service in French, English and Japanese. Thirty-five years of expertise, continuity and commitment to property owners.

1989: Birth of the La Bruyère agency

The firm was founded in 1989 at 16 rue La Bruyère, in the 9th arrondissement of Paris — hence its original name: La Bruyère agency. At a time when many Japanese investors and nationals were settling in the French capital, the firm specialised from the outset in property management for an international — and particularly Japanese — clientele.

2001: Move to Rue de Bercy

In 2001, the firm relocated its headquarters to 12 rue de Bercy, in the 12th arrondissement, continuing its development while maintaining its specialisation in property management for an international clientele.

2015: Move to the 1st arrondissement — Rue de Richelieu — and rebrand as Paris Fudosan Gestion

In 2015, the firm moved to rue de Richelieu, in the 1st arrondissement of Paris, and took on the name Paris Fudosan Gestion.

Le nom fudosan (不動産) means ‘real estate’ in Japanese — a deliberate choice reflecting the firm’s DNA: a bridge between Japanese rigour and service culture, and deep expertise in the Parisian property market.

This move to the historic heart of the city marked a new stage in the firm’s development, with roots in one of Paris’s most iconic neighbourhoods.

2020: Rue Saint-Honoré, still in the 1st

In 2020, Paris Fudosan Gestion moved to rue Saint-Honoré, remaining in the 1st arrondissement, steps from the Place Vendôme, the Concorde and the Opéra.

An iconic address: in the 1st arrondissement since 2015

Now based at 4 rue de la Vrillière, steps from the Palais-Royal, the Louvre and the Banque de France, Paris Fudosan Gestion has been rooted in the 1st arrondissement since 2015. This long-term presence in the historic heart of Paris is no accident: this is where some of the city’s most iconic and sought-after properties are found.

This longevity gives the firm rare and invaluable knowledge: of buildings, co-ownerships, street-by-street pricing, tenants and owners who have shaped the Parisian market for more than three decades.

Patrick Josse

Gérant depuis 2016

Property manager, Patrick has led Paris Fudosan Gestion since 2016. PhD candidate in tax law at Université Panthéon-Assas, postgraduate degree (DESS) in property law at Panthéon-Sorbonne. Former experience in litigation and enforcement law at a leading Paris law firm. His deep knowledge of the Parisian rental market and current regulations is central to the firm’s rigour.

Ruben Tapiero

Gestion locative — au cabinet depuis 2015

Ruben joined Paris Fudosan Gestion in 2015 and handles day-to-day property management, owner and tenant relations, and commercial development. As the direct point of contact for French-, English- and Japanese-speaking owners, he embodies the firm’s international outlook every day.

The true singularity of Paris Fudosan Gestion can be summed up in three words: French, English, Japanese. In a Parisian rental management market dominated by French-only operators, the firm has offered full trilingual support since its founding — for owners and tenants alike.

This specificity meets a concrete reality: many owners of Paris apartments live in Japan, the United States or the United Kingdom. They need a manager who understands their language, culture and expectations — and who can also handle French regulatory requirements without burdening them with the complexity.

The firm also works in close partnership with France Fudosan & Partners, a network specialised in Franco-Japanese real estate, enabling the firm to offer managed properties to qualified and financially sound Japanese tenants.

2024: A new address, the same continuity

En novembre 2024, Paris Fudosan Gestion a transféré son siège social au 4 rue de la Vrillière, Paris 1er — toujours dans le même arrondissement, toujours au cœur du marché parisien. Un déménagement à quelques centaines de mètres qui illustre bien la philosophie du cabinet : évoluer sans rompre avec ce qui fait sa force.
