35 years of expertise in the heart of Paris.

Founded in 1989 on rue La Bruyère in the 9th arrondissement, Paris Fudosan Gestion was born from a conviction: property management in Paris deserves a rigorous, human and multilingual approach. Since 2015, the firm has been based in the 1st arrondissement.

From its very beginnings, the firm specialised in supporting international property owners — particularly Japanese — who wish to entrust their Parisian property to a trusted manager.

Today led by Patrick Josse and Ruben, the firm manages over 300 properties across all 20 arrondissements of Paris and the inner suburbs, for more than 200 property owners.

Our difference rests on three pillars: proximité a trusted relationship with each owner, rigueur rigour in administrative and financial management, and maîtrise in-depth expertise in the Parisian rental market.

As a human-scale agency, we refuse assembly-line management. Every property is personally overseen and every owner has a dedicated contact. Our location at 4 rue de la Vrillière in the 1st arrondissement, steps from the Palais-Royal, reflects our roots in historic Paris.

Managing director of Paris Fudosan Gestion since 2016. Holder of professional licence CPI 7501 2017 000 017 765 issued by the CCI Paris, he oversees all mandates and ensures the regulatory compliance of every file.

His deep knowledge of all 20 arrondissements and the Parisian rental market enables him to advise each owner precisely on the positioning of their property.

Ruben
Property Manager — Owner Relations

Involved with the firm since 2015, Ruben Tapiero is the main daily point of contact for property owners. He handles the operational oversight of properties, relations with tenants, and manages the digital side of the firm — website, SEO and communications.

His command of French and English enables him to effectively support both French and international property owners.

Our mandate covers every aspect of property management without exception: tenant sourcing and selection, lease drafting in compliance with French law, rent collection and arrears management, inventory reports, maintenance coordination, and annual reporting. Owners receive a detailed monthly statement and can reach their dedicated contact directly at any time.

We work exclusively with vetted service providers — electricians, plumbers, locksmiths — whom we have built long-term relationships with across Paris. Response times are fast, costs are controlled, and every intervention is documented.

Paris is not a uniform market. Rental yields, tenant profiles, regulatory constraints and market dynamics vary significantly between the 1st and the 20th arrondissement. Our team has managed properties in every district of Paris and the inner suburbs for over three decades, giving us a precise understanding of what each micro-market requires in terms of positioning, pricing and tenant selection.

Regulatory compliance as a foundation

French tenancy law is among the most complex in Europe. Rent control (encadrement des loyers), mandatory diagnostics, security deposit rules, notice periods, lease renewal obligations — non-compliance exposes landlords to significant financial and legal risk. Our team monitors regulatory changes continuously and ensures every mandate is fully compliant at all times.
